What is a land subdivision?
A land subdivision is a legal process to convert one land title into two or more titles. Basically divide your land up to sell or develop new builds. Subdivision applications have strict requirements for a registered survey, therefore it is strongly recommended that you consult a registered surveyor for advice.
What is a Resource Consent?
A Resource Consent issued under the Resource Management Act 1991, grants permission for land use designated as a non-permitted activity within the district plan by the local council.
What is site surveying?
A site survey is an inspection of an area where work is proposed, to gather information for a design or an estimate to complete the initial tasks required for an outdoor activity. It can determine a precise location, access, best orientation for the site and the location of obstacles. The type of site survey and the best practices required depend on the nature of the project.
Why a professional surveyor?
Surveyors guide you through the entire process of subdivision, managing the project and co-ordinating the work of other professionals. We have professional surveyors that will meet your subdivision project needs. In New Zealand only Licensed Surveyors are legally permitted to commence subdivision of land.

How long will it take?
This will depend on the set design plans and more importantly when council approves consents. But usually it takes 9-12 months for the whole entire process to be completed.
How much will it cost?
Every property is different so cost will vary, and when you have your initial consultation with us we give you a quick estimated price. Then when everything is finalised we provide you with a set detailed cost sheet for each aspect of your subdivision project.
How much cash flow will I gain?
This will depend on the size of your land also the type of new build. However if we see that your subdivision isn’t feasible and not likely to make a profit then will we not proceed with the project. Nevertheless if your land is feasible it will increase in value. Our past happy clients’ land values increased between 25% to well over 100%.
